Q: How do I purchase land from Christmas Valley Realty?

A: Once a buyer has selected the property that they want to purchase. The buyer contacts Christmas Valley Realty by using the "Make Us An Offer Form", which is available on each land listing we have for sale. The buyer may also contact us by email(ChristmasValleyRealty@yahoo.com) or by phone( 541-350-8606) to express their interest in the property they want to buy.The buyer may also just use the BUY IT NOW button( which is located on each listing) if they are sure that they want to buy the property and lock in the owner financing deal immediately. Once a land deal is agreed upon, the buyer needs to print out and then fill out the Christmas Valley Realty Down Payment Form( on left side of of our website under the Land Forms/Tools section). The buyer then mails their down payment along with the down payment form to CVR/ 61537 SE 15th/Bend Oregon 97702. If paying with Paypal ( with debit or credit card), the buyer shall still send in the down payment form either by e-mail or regular mail after they have filled out the down payment form. Once we receive the buyers down payment form with their down payment, this secures the property. Christmas Valley Realty will then send out a sales contract ( for cash deals) or a land sales contract ( for owner financing deals) for the buyer to review. The buyer will then fill out the contract and return the original contract to Christmas Valley Realty with payment for their land(if it is a cash deal without owner terms) or just the land sales contract( if Christmas Valley Realty is financing the land).Payment can be made by money order, cashier check, or personal check. Payment can also be made with PayPal by using a credit card, debit card, bank account or e-check.



Q: What if I have some questions about the property I am buying?



A: Christmas Valley Realty will write into the contract any contingencies that the buyer might have. We will then give the buyer time to do their due diligence(answer any questions they may have about the property) and do their research on the property they are purchasing. We typically can answer most questions through e-mail or by a phone call. All properties we sell in Oregon come with a clear title by Warranty Deed or Grant Deed,GPS Coordinates or directions to properties, and road/deeded physical access.



Q: How are the final documents and closing handled?



A: Once a buyer has decided on a property that they wish to purchase and they have returned their down payment(owner terms deals) or sales contract with property payment(cash deals), Christmas Valley Realty will sign over the deed(cash deals) and the deed will be recorded in the county where the subject property is located. For owner financing deals we will finish paperwork and set up a property account.



Q: If I am doing an Owner Terms Deal (owner financing), what is the interest rate of the property loan?



A: Considering that other land websites charge an interest rate of anywhere from 10% to 13%, we feel the interest that we charge on our financed land is very reasonable. Our interest rate on all the land we sell is 8%.



Q: What if I decide I want to pay off my land loan early. Is there any pre-payment penalties?





A: No.





Q: Am I responsible for the yearly property taxes on my land?





A: Yes you are.





Q: Do you have to run my credit report for me to qualify to buy land?





A: There are NO CREDIT CHECKS as we do all of our own financing.



Q: How long does a purchase usually take to close?



A: Usually between 30 and 60 days as long as it is a cash sale. If it is a owner terms (owner financed) deal, usually under 30 days depending how fast the mail runs.



Q: When do I get a deed to the property I am purchasing?



A: The deed will be given to the buyer after Christmas Valley Realty records the deed in the county the property is located in for cash deals. It will then be mailed to you after the deed has been recorded. Depending on the county, this can take anwhere from 45 days to 90 days. For owner terms deals, the deed will be given to the buyer after all payments have been made on the land sales contract. After the contract has been fulfilled, Christmas Valley Realty will then record the deed in the county where the property is located. Depending on the county, this can take anywhere from 45 days to 90 days.
